The 260-apartment masterplan has been developed through an iterative process that responds to the site’s opportunities, constraints and surrounding context. Various building massing, heights, setbacks and configurations were tested to achieve an appropriate balance between development yield, residential amenity and impacts on neighbouring properties.

Flooding and acoustic constraints have been integral to the masterplan, informing building location, levels, orientation and separation. The resulting arrangement establishes a clear hierarchy of built form, open space and landscape, with varied building heights and setbacks providing appropriate transitions to adjoining properties.

The masterplan provides a cohesive and legible residential environment that responds to its context, addresses key site constraints and creates a strong sense of place.
