Varroville

The 2,500-dwelling masterplan establishes a diverse and connected community comprising free-standing dwellings, townhouses, apartments, a mixed-use town centre with commercial and retail uses, and a Crystal Lagoon recreational precinct.

The masterplan responds to the site’s natural landscape and topography, with the road network and arrival sequence carefully structured to create a strong sense of address and reveal key views. Subdivision and development parcels follow the existing contours, minimising earthworks and retaining areas of high ecological value brushland. Water Sensitive Urban Design principles are integrated throughout the masterplan to manage stormwater and strengthen landscape outcomes.

A network of parks, recreational spaces, pedestrian and cycle connections creates strong internal connectivity and walkability, while strategically located community facilities and open spaces establish meaningful connections with the existing community and surrounding neighbourhood.
